Vinyl overlay installation for a standard 4-room HDB flat takes 1–2 days. A 3-room flat is typically done in 1 day. Tile hacking takes significantly longer — 3–5 days — due to demolition, debris removal, adhesive curing, and grouting. Here's what the timeline looks like from the moment we arrive to when you can move your furniture back in.
Why the Installation Method Changes Everything
The single biggest factor in how long your flooring takes is whether you choose overlay (laying vinyl directly over existing tiles) or tile hacking (removing existing tiles before installing new flooring). These are not minor variations — they produce entirely different renovation experiences.
Overlay is quiet, fast, and produces no dust. Tile hacking is loud, dusty, and requires your neighbours' advance notice. Most LN Flooring customers choose overlay for this reason — and because modern SPC and LVT overlay results are indistinguishable from hacked-and-relaid floors once completed. Vinyl Overlay Installation Timeline (Day by Day)
Morning
The team arrives at 9am sharp. We inspect the existing tile surface for any cracked, loose, or uneven tiles that need addressing before overlay. We measure the room dimensions, plan the layout direction, and mark the starting line. Loose tiles are re-adhered and any significant height differences are levelled.
Midday
Planks are clicked together from the starting line outward. For a 4-room HDB flat (roughly 90–110 sqm of floor area), this phase typically takes 3–4 hours. SPC and LVT click-lock planks do not require adhesive — they float over the existing surface, which speeds up installation considerably.
Afternoon
Skirting boards are installed or re-fitted. Door frame bottoms are trimmed (planed down) to accommodate the added floor height. The crew does a final walk-through, checking for any plank gaps, raised edges, or alignment issues. Cleanup is completed before 5pm.
Day 1 result for most 3-room and 4-room HDB flats: Installation is complete by 5pm. You can walk on the floor immediately — no curing time required for click-lock vinyl. Furniture can be moved back in the same evening.
(if needed)
Larger flats (5-room, executive, or those with many internal walls and awkward angles) may require a second day. Day 2 covers remaining rooms, additional skirting runs, internal corners, and any remedial work from Day 1 inspection.
By HDB Flat Type: Expected Duration
| Flat Type | Approx. Floor Area | Vinyl Overlay | Tile Hacking + New Tiles |
|---|---|---|---|
| 2-room Flexi | 45–50 sqm | Half day (4–5 hrs) | 2–3 days |
| 3-room | 65–75 sqm | 1 day | 3–4 days |
| 4-room | 90–110 sqm | 1–2 days | 4–5 days |
| 5-room | 110–130 sqm | 2 days | 4–6 days |
| Executive / Jumbo | 130–160 sqm | 2–3 days | 5–7 days |
Tile Hacking Timeline: What to Expect
If you are hacking existing tiles and replacing them — either with new tiles or with vinyl after a clean substrate — here is the realistic timeline for a 4-room HDB flat:
Tile hacking is the loudest, most disruptive day. HDB only permits this between 9am and 5pm on weekdays. All residents in adjacent units should be notified in advance. Debris is bagged and removed from the flat. The concrete substrate is swept and inspected for damage.
Uneven sections of the substrate are filled and levelled. The screed must be dry (typically overnight) before tile adhesive is applied. This is the day the installer confirms the exact tile layout direction and pattern.
Tiles are laid on adhesive mortar. Most tile adhesives require 24 hours before any foot traffic. During this period, the flat cannot be occupied — the adhesive must cure undisturbed.
Grout is applied between tiles. Standard grout is walkable after 24 hours. Epoxy grout requires 72 hours. Final cleanup, skirting reinstallation, and inspection are completed on this day.
What You Need to Do Before Installation Day
- Clear all furniture from the rooms being installed — including beds, wardrobes, sofas, dining tables, appliances
- Notify neighbours — required by HDB for any renovation work, especially if tile hacking is involved
- Confirm parking for the installation crew if they are driving a van with materials
- Have your point of contact available on installation day — the lead installer will need to confirm a few decisions in real time (starting corner, skirting colour, etc.)
Pro tip from 500+ installations: The most common cause of delays is furniture that has not been fully cleared on the morning of installation. Every hour spent moving furniture is an hour not spent laying your floor. Have everything moved the night before.
