What the job looks like

At the site visit we mark where it goes and check light, air and the way out.

  2. Build it

Frame and boards, or blocks, leaving the door opening.

  3. Close it up

Skim, paint and fit the door.

  4. Finish the floor

New vinyl or tile cut to the wall, with skirting.

HDB rules for partition walls

A gypsum partition or a 63mm hollow block wall does not need an HDB permit, as long as it follows HDB’s conditions.

Source: HDB’s building works guidelines and renovation permit page, checked 02/11/2026.

  • Any renovation in a flat must use a contractor from HDB’s Directory of Renovation Contractors.
  • A new room must get enough natural light and air.
  • The way out must be direct, from the bedroom door to the main door, not through another room.
  • Hollow block: one layer only, with an RC lintol over any door or window opening.
  • Gypsum: fixings no wider than 6mm and no deeper than 40mm.

Taking a wall out first?

We hack out the old wall, clear the debris and build the new one. Removing a wall in an HDB flat needs a permit and HDB’s approval.

Common questions

How much does a partition wall cost in Singapore?

It depends on the length, the height, the material and any door. We quote each job after seeing it. Send Kayler a photo and rough measurements to start.

Do I need an HDB permit for a partition wall?

Not for a gypsum partition or a 63mm hollow block wall, if it follows HDB’s conditions on light, air and the way out. You still need a contractor from HDB’s Directory of Renovation Contractors. Removing an existing wall does need a permit and HDB’s approval.

Is drywall the same as a gypsum partition?

Yes. Drywall is the common name for a frame covered in gypsum board.

Gypsum or hollow block: which is better?

Gypsum is lighter and quicker to put up, so it suits most rooms and offices. Hollow block feels more solid, but it needs plastering and an RC lintol over any opening. We advise at the site visit.

Can a partition wall be soundproof?

It can cut noise, not stop it. Rock wool inside a gypsum wall helps, and so does taking the wall up to the ceiling. Doors and gaps still let sound through.

Can you take out an old partition wall?

Yes. We hack it out and clear the debris. In an HDB flat this needs a permit and HDB’s approval.

Do you build partitions in condos, shops and offices?

Yes. Condo management, your landlord or building management usually approves the work first. Tell us the layout and the date you need the space.

Where does the wall go?
