A commercial floor in Singapore takes punishment a home never sees: trolleys, stilettos, spilled kopi, daily mopping and foot traffic that can run several times heavier than a flat. The specification has to change with it. As a BCA registered contractor that fits out offices, shops and F&B spaces alongside our HDB and condo work, here is how we match the floor to the space, and what to check before you sign any quote.
Space-by-space recommendation
Tap a space to see what we'd spec and why
Office: quiet, warm, fast to lay
Open-plan floors, cellular offices, meeting rooms, reception
Retail: the floor is part of the brand
Shopfront, aisles, fitting rooms, checkout
F&B: spills are the daily reality
Dining floor, cafe seating, bar front, service aisle
Showroom: a clean, uniform backdrop
Gallery floors, display zones, studios, clinics
Back-of-house: tile, not vinyl
Commercial kitchen, dishwash, wash-up, wet store, yard
What actually matters in a commercial floor
Wear layer. The wear layer is the clear top coat that absorbs abrasion. Budget residential vinyl often ships with a 0.2 to 0.3mm wear layer. Every LN series carries a 0.5mm wear layer, the grade we put into offices, boutiques and F&B dining rooms. For a 24-hour gym or a warehouse aisle, ask us directly and we will tell you honestly whether vinyl or tile is the better fit.
Thickness and acoustics. Standard LN planks are 5mm. The LN Ultra Series is 6.5mm, and that extra core meaningfully dampens footfall, which is exactly what an open-plan office or a quiet showroom needs.
Fire and compliance. Commercial premises answer to SCDF and BCA rules that a home does not. Material fire classification, slip resistance in wet zones and proper documentation all matter at handover. As a BCA registered firm we provide the product specifications your QP or interior designer needs to sign off, so confirm the requirement up front and we match the material to it.
Downtime. A shop that is closed is a shop that is not earning. We schedule commercial installs for evenings, weekends or one zone at a time so the space keeps trading through the fit-out.
