Commercial Flooring Singapore: Guide for Offices, Retail & F&B

Commercial flooring Singapore: a modern open-plan office and cafe interior with premium stone-look LVT vinyl flooring, warm lighting and floor-to-ceiling windows

A commercial floor in Singapore takes punishment a home never sees: trolleys, stilettos, spilled kopi, daily mopping and foot traffic that can run several times heavier than a flat. The specification has to change with it. As a BCA registered contractor that fits out offices, shops and F&B spaces alongside our HDB and condo work, here is how we match the floor to the space, and what to check before you sign any quote.

Space-by-space recommendation

Tap a space to see what we'd spec and why

Office: quiet, warm, fast to lay

Open-plan floors, cellular offices, meeting rooms, reception

Recommended
LN Ultra Series, 6.5mm
0.5mm wear · S$4.80 psf
Value pick
LN Core / N Series, 5mm
0.5mm wear · S$3.20–S$3.50 psf
Why: Open-plan offices live and die on acoustics. The 6.5mm Ultra core dampens footfall noticeably more than a 5mm plank. Vinyl is warm, quiet and lays over a weekend, so the office reopens on Monday with no dust and no curing wait.
Retail: the floor is part of the brand

Shopfront, aisles, fitting rooms, checkout

Recommended
LN Korea / Urban Stone
0.5mm wear · S$4.00–S$4.40 psf
Statement
LN H Series herringbone
S$4.90 psf
Why: Customers read the floor before they read the price tag. Stone-look or wide-plank LVT sets a premium tone, and a single scuffed plank can be swapped without re-flooring the shop. Herringbone earns its premium in a boutique where the floor is the feature.
F&B: spills are the daily reality

Dining floor, cafe seating, bar front, service aisle

Recommended
LN Urban Stone LVT
Stone-look, hides spills · S$4.00–S$4.40 psf
Wet zones
Porcelain tile
Kitchen & wash-up only
Why: The dining floor wants a waterproof, stone-look LVT that mops clean and disguises the inevitable. The moment you cross into the kitchen or dishwashing area, vinyl is the wrong call. That zone is wet and greasy and belongs to slip-rated tile.
Showroom: a clean, uniform backdrop

Gallery floors, display zones, studios, clinics

Recommended
LN Korea Series, wide plank
0.5mm wear · S$4.00 psf
Large format
Urban Stone tile-format
Fewer seams across big floors
Why: A showroom floor should disappear so the product stands out. Wide plank or large-format stone-look LVT gives a calm, uniform base with minimal seam lines, stays quiet for browsing, and the tightest manufacturing tolerances keep the joins clean under spotlights.
Back-of-house: tile, not vinyl

Commercial kitchen, dishwash, wash-up, wet store, yard

Recommended
Porcelain tile, R10/R11 anti-slip
S$10–S$15 psf supply & install
Non-negotiable
Full waterproofing layer
Hack, membrane, lay, grout
Why: Standing water, grease and constant cleaning rule vinyl out entirely. Spec slip-rated porcelain over a proper waterproofing membrane. A failed membrane costs more to rectify than the original tile budget, so this is the one zone where you never cut the corner.

What actually matters in a commercial floor

Wear layer. The wear layer is the clear top coat that absorbs abrasion. Budget residential vinyl often ships with a 0.2 to 0.3mm wear layer. Every LN series carries a 0.5mm wear layer, the grade we put into offices, boutiques and F&B dining rooms. For a 24-hour gym or a warehouse aisle, ask us directly and we will tell you honestly whether vinyl or tile is the better fit.

Thickness and acoustics. Standard LN planks are 5mm. The LN Ultra Series is 6.5mm, and that extra core meaningfully dampens footfall, which is exactly what an open-plan office or a quiet showroom needs.

Fire and compliance. Commercial premises answer to SCDF and BCA rules that a home does not. Material fire classification, slip resistance in wet zones and proper documentation all matter at handover. As a BCA registered firm we provide the product specifications your QP or interior designer needs to sign off, so confirm the requirement up front and we match the material to it.

Downtime. A shop that is closed is a shop that is not earning. We schedule commercial installs for evenings, weekends or one zone at a time so the space keeps trading through the fit-out.

Common Questions

It depends on the zone. LVT vinyl with a 0.5mm wear layer for offices, retail and F&B dining; slip-rated porcelain tile for kitchens, wash areas and any wet back-of-house. Match the wear layer and slip rating to the traffic rather than running one material everywhere.

Yes for offices, boutiques and F&B front-of-house. Every LN series has a 0.5mm wear layer, is 100% waterproof and scratch resistant, and a damaged plank can be swapped without re-flooring. For extreme traffic such as a 24-hour gym, ask us first and we will advise honestly.

LVT vinyl. The LN Ultra Series at 6.5mm dampens footfall in open-plan offices; standard 5mm LVT is the value pick for cellular offices. Quiet, warm, low-maintenance, and it lays over a weekend so you reopen on Monday.

Stone-look LVT such as LN Urban Stone or Korea for the dining floor: it hides spills and mops clean. Kitchens and wash-up areas are wet and greasy and must be slip-rated porcelain tile with proper waterproofing, not vinyl. We fit both under one crew.

Commercial premises follow SCDF and BCA requirements that homes do not, and depending on the use your QP may require a specific fire classification. As a BCA registered contractor we supply the product specification documents needed for sign-off, so confirm the requirement before the fit-out and we match the material to it.

We schedule evenings, weekends or zone by zone so the space keeps trading. A typical office or shopfront LVT floor goes down in one to three nights depending on size and subfloor preparation. We confirm the schedule against your operating hours first.
