LN Flooring only supplies its own branded LVT - we don't resell third-party products. What we do carry is a range of three grades, sourced from two origins: China and South Korea. This guide explains what actually separates them, what specifications to look for in any LVT quote, and how to decide which grade makes sense for your flat.
The Specifications That Actually Matter
When comparing LVT brands, three numbers tell you most of what you need to know.
Wear layer is the clear protective coating on top of every LVT plank. Economy LVT starts at 0.2mm. Standard residential sits at 0.3mm. The industry benchmark for anything expected to last beyond ten years in Singapore - and LN Flooring's standard specification - is 0.5mm. Commercial-grade starts at 0.7mm. In Singapore's conditions, where floors face daily sand, grit, cleaning chemicals, and humidity cycling, the difference between 0.3mm and 0.5mm becomes visible between years five and eight.
Core density determines how well the plank resists indentation from chair legs, furniture, and high heels. Korean-manufactured LVT consistently delivers tighter production tolerances than budget alternatives - meaning the click-lock joints fit more precisely and the core holds its shape longer under sustained load.
Warranty is the third factor to check. All LN Flooring series carry a 25-year warranty. Always read the exclusion clause on any quote you receive: some lower-cost products void their warranty on water exposure - which covers nearly every Singapore HDB flat with an open kitchen layout.
LN Flooring's LVT Range: All Five Series
We supply our own branded LVT exclusively - no third-party resales. Every series below carries the same 0.5mm wear layer and 25-year warranty; what differs is style, origin, and price point:
| Series | Origin | Style | Wear Layer | Warranty | Price (psf, incl. install) |
|---|---|---|---|---|---|
| LN Core | China | Classic wood plank | 0.5mm | 25 years | S$3.20 psf |
| LN Nano | China | Wood plank | 0.5mm | 25 years | S$3.50 psf |
| LN Korea | South Korea | Wood grain | 0.5mm | 25 years | S$4.00 psf |
| LN Urban Stone | China | Marble / stone grain - 300×600mm & 450×900mm tiles | 0.5mm | 25 years | S$4.00–4.40 psf |
| LN Herringbone | China | Herringbone lay pattern | 0.5mm | 25 years | S$4.90 psf |
All prices include supply and installation for standard HDB overlay. Prices per psf may vary slightly depending on area size. Commercial and landed pricing available on request.
What 0.5mm Wear Layer Means in Practice
A 0.3mm wear layer is adequate for bedrooms in consistently air-conditioned homes. In living rooms, corridors, and kitchens - zones that absorb daily cleaning, grit tracked in from void decks, and regular furniture movement - 0.5mm is the realistic minimum for a floor you plan to keep for a decade or more.
The degradation is gradual, not sudden. At 0.3mm, floors start showing surface micro-scratches and a dulling of the finish around years five to seven. At 0.5mm - LN Flooring's standard across all series - the surface stays sharper three to five years longer. This is why we don't offer anything below 0.5mm: the long-term appearance difference is visible and not worth saving a dollar per square foot.
All LN Flooring series come with a product spec sheet. Ask for it before your site visit if you want to verify the wear layer and warranty terms in writing - a straightforward request any professional installer should be able to fulfil.
China vs Korean LVT: What's Actually Different
On paper, the specifications are identical across our full range - same 0.5mm wear layer, same 25-year warranty, same plank thickness. The real difference between our China and Korean series is manufacturing precision: Korean factories produce planks to tighter dimensional tolerances, which means the click-lock joints fit together with less variance and the floor maintains a more consistent appearance over years of settling.
Our China series - Core, Nano, Urban Stone, and Herringbone - uses reputable factories with verified production standards. These are the right choice for budget-conscious renovations, bedrooms, rental units, or rooms where the style (stone grain, herringbone pattern) is the deciding factor rather than origin. LN Korea is our recommendation for full-flat renovations where the living room floor is the centrepiece and long-term appearance is the priority.
We don't carry SPC - our full range is LVT. If you've been quoted SPC by another installer, our SPC vs LVT guide explains the differences so you can compare accurately.
