Vinyl flooring is now the default floor in Singapore HDB and condo renovations because it is 100% waterproof, dimensionally stable in our humidity, scratch resistant, and can overlay over existing tiles in one day.
The variants worth knowing: LVT (flexible, warm underfoot — what LN sells, S$3.20 to S$4.90 psf across six series), herringbone LVT (statement pattern, LN H Series, flat S$4.90 psf) and SPC (a rigid-core alternative sold elsewhere — LN installs LVT only, with the Korea Series as its pick for SPC-style stability).

Why vinyl took over Singapore renovations
Ten years ago a Singapore HDB renovation meant tiles by default. In 2026 vinyl has become the other obvious starting point, and plenty of flats are now floored in one, the other, or both. Three things did it for vinyl: overlay installation (lay vinyl over existing tiles, no hacking, one day, half the price), waterproofing (100% sealed unlike laminate or engineered timber, which both fail in our humidity), and print quality (modern LVT and SPC are visually indistinguishable from real wood at arm's length). Tile has not gone anywhere. It still wins on lifespan and on the cool, hard feel a lot of Singapore households want, and the design range is far wider than it was: see our tile supply and installation service if that is the direction you are leaning.
The flooring market has responded: every BTO showroom now stocks vinyl ranges, every condo developer offers vinyl as a standard upgrade, and the BCA's renovation guideline has caught up to recognise overlay as a permitted finish in HDB flats. If you're starting a renovation in 2026 and you have not at least costed a vinyl option, you're leaving money on the table.
LVT vs SPC vs overlay: the variants that matter
"Vinyl flooring" is a category, not a single product. The three variants Singapore homeowners actually quote between:
Luxury Vinyl Tile: a flexible PVC core with click-lock edges, softer and warmer underfoot than rigid-core boards. Every LN series is LVT — six ranges covering bedrooms, living rooms and whole-flat overlays.
Stone Plastic Composite: a limestone-and-PVC rigid core that does not expand or contract with heat. LN doesn't stock SPC — for non-aircon rooms and direct sunlight, the LN Korea Series LVT is our recommended alternative, with SPC-like stability and a warmer feel.
Same LVT material, pre-cut for the zigzag herringbone lay. Installation runs roughly 30% longer than a straight plank lay, but the rate matches the top of the plank range. Best in condo living rooms and landed property feature areas.

The single spec that matters most: wear layer
If you only learn one technical spec before quoting, learn this one. The wear layer is the transparent top film bonded over the printed design layer. It is measured in millimetres and it determines how long your floor looks new before scratches and dents show through.

LN Flooring's entire residential range carries a 0.5mm wear layer as standard. We do not stock 0.3mm vinyl because the cost difference at the supplier level is negligible and 0.3mm fails too quickly under typical Singapore family use. If a quote you have received does not state the wear layer explicitly, ask for it in writing before you sign.
Salesperson red flag. "Premium 7mm thick vinyl" is a marketing line, not a quality spec. The 7mm refers to the total plank thickness, which is mostly inert core material. What matters for durability is the wear layer on top. A 7mm plank with a 0.3mm wear layer is worse than a 5mm plank with a 0.5mm wear layer.
Which vinyl for which room
Wide-plank LVT or statement herringbone. Aircon stable, daily traffic, the room guests judge first.

LN Korea Series LVT. Its tight dimensional tolerances handle the daily temperature swings — SPC-style stability, warmer underfoot.
Stone-look LVT (LN Urban Stone) with a 0.5mm wear layer. Waterproof if water gets on the floor; click-lock seams are tight enough for splashes.

Vinyl flooring in Singapore runs S$3.20 to S$4.90 per square foot supplied and installed in 2026. The spread comes from the country of manufacture, the finish and the lay pattern, not the wear layer, which stays 0.5mm across the LN range. The live rates by series:

Overlay or full hack? The cost decision
The biggest single cost decision in any vinyl renovation is whether to overlay over your existing tiles or hack them out first. The short version:
- Overlay works if your existing tiles are flat (within 3mm over 1.8m), firmly adhered (no hollow areas when tapped), and not significantly cracked. One day install, no dust, no permit. Typical 4-room HDB total: S$2,600 to S$4,300.
- Full hack is required if the existing floor is uneven, has hollow tiles, or you want to lower the floor level. 5 to 7 days excluding furniture management, dust everywhere, debris disposal extra. Typical 4-room total: S$5,000 to S$8,000+.
The right contractor will assess this honestly on the site visit and recommend overlay where it works, which is the case in roughly 80% of HDB flats we quote.
Warranty & what to ask for in writing
The LN Flooring residential range carries a 25-year manufacturer warranty on the product backed by a 1-year workmanship warranty on the installation. Read any contractor's warranty carefully. Some warranties exclude "commercial use" (which can be defined loosely), water damage (vinyl is supposed to be waterproof), or sun exposure (which is unavoidable in Singapore).
Before you sign anything, get these specs in writing:
- Wear layer in millimetres (not "premium" or "thick")
- Total plank thickness in millimetres
- Core type (LVT flexible, SPC rigid)
- Brand name and model code (not just "imported European")
- Underlay material if any (most modern SPC has integrated underlay)
- Skirting type, height and whether it is included
- Door trimming: included or per-door fee
- Hacking and debris disposal, itemised rather than bundled
- High-floor surcharge if your unit is above level 15
