Vinyl Flooring Singapore: The 2026 Buyer's Guide

Wide-plank LVT vinyl flooring laid in a Singapore HDB living room - the most common 2026 vinyl floor finish
TL;DR for time-poor readers

Vinyl flooring is now the default floor in Singapore HDB and condo renovations because it is 100% waterproof, dimensionally stable in our humidity, scratch resistant, and can overlay over existing tiles in one day.

The three variants worth knowing: LVT (flexible, warm underfoot, S$3.00 to S$5.00 psf), SPC (rigid core, best for non-aircon rooms, S$3.80 to S$5.50 psf) and herringbone vinyl (statement pattern, S$5.00 to S$8.00 psf).

For a 4-room HDB flat (about 860 sqft), a full LVT vinyl overlay costs S$2,600 to S$4,300 all-in. See the HDB flooring cost guide for the calculator and full pricing tables.

Why vinyl took over Singapore renovations

Ten years ago a Singapore HDB renovation meant tiles. In 2026, vinyl is the default starting point and tiles are the exception. Three reasons did it: overlay installation (lay vinyl over existing tiles, no hacking, one day, half the price), waterproofing (100% sealed unlike laminate or engineered timber, which both fail in our humidity), and print quality (modern LVT and SPC are visually indistinguishable from real wood at arm's length).

The flooring market has responded - every BTO showroom now stocks vinyl ranges, every condo developer offers vinyl as a standard upgrade, and the BCA's renovation guideline has caught up to recognise overlay as a permitted finish in HDB flats. If you're starting a renovation in 2026 and you have not at least costed a vinyl option, you're leaving money on the table.

LVT vs SPC vs overlay: the variants that matter

"Vinyl flooring" is a category, not a single product. The three variants Singapore homeowners actually quote between:

Most popular
LVT Vinyl
S$3.00 to S$5.00 psf

Luxury Vinyl Tile - flexible PVC core with click-lock edges. Softer and warmer underfoot than SPC. Suitable for most HDB rooms with stable temperature (aircon-fitted bedrooms, living rooms, study).

Best for non-aircon
Korean SPC
S$3.80 to S$5.50 psf

Stone Plastic Composite - limestone-and-PVC rigid core. Does not expand or contract with heat. The right choice for service yards, non-aircon rooms, kitchens and any area with direct sunlight.

Statement look
Herringbone Vinyl
S$5.00 to S$8.00 psf

Same LVT or SPC material, laid in the zigzag herringbone pattern. The labour rate, not the material, drives the price up. Best in condo living rooms and landed property feature areas.

For the deep dive on LVT versus SPC core composition, wear characteristics and which performs better in which Singapore room, see our dedicated guide to SPC vinyl flooring vs LVT.

The single spec that matters most: wear layer

If you only learn one technical spec before quoting, learn this one. The wear layer is the transparent top film bonded over the printed design layer. It is measured in millimetres and it determines how long your floor looks new before scratches and dents show through.

Wear layerRatingSuitable forTypical lifespan
0.3mmAC2 / Light residentialBedrooms, low-traffic rooms, rental units5 to 10 years
0.5mmAC4 / Heavy residentialWhole-flat use including pets, kids, foyer15 to 25 years
0.7mmAC5 / Light commercialCafés, retail, home office with chair wheels20+ years

LN Flooring's entire residential range carries a 0.5mm wear layer as standard. We do not stock 0.3mm vinyl because the cost difference at the supplier level is negligible and 0.3mm fails too quickly under typical Singapore family use. If a quote you have received does not state the wear layer explicitly, ask for it in writing before you sign.

Salesperson red flag. "Premium 7mm thick vinyl" is a marketing line, not a quality spec. The 7mm refers to the total plank thickness - mostly inert core material. What matters for durability is the wear layer on top. A 7mm plank with a 0.3mm wear layer is worse than a 5mm plank with a 0.5mm wear layer.

Which vinyl for which room

Living Room

Wide-plank LVT or statement herringbone. Aircon stable, daily traffic, the room guests judge first.

Bedrooms (aircon)

LVT is the right pick - softer underfoot, warmer, no creak. See the HDB bedroom guide.

Non-aircon rooms

Korean SPC only. The rigid core handles the daily temperature swings without buckling at the joints.

Kitchen (dry)

SPC with a 0.5mm wear layer. Waterproof if water gets on the floor; click-lock seams are tight enough for splashes.

Bathroom & wet kitchen

Tiles only. No click-lock vinyl is rated for permanent standing water. See kitchen & bathroom guide.

Service yard

SPC if covered, tiles if open to weather. Watch the floor trap drainage if existing tile is being kept underneath.

Overlay or full hack? The cost decision

The biggest single cost decision in any vinyl renovation is whether to overlay over your existing tiles or hack them out first. The short version:

  • Overlay works if your existing tiles are flat (within 3mm over 1.8m), firmly adhered (no hollow areas when tapped), and not significantly cracked. One day install, no dust, no permit. Typical 4-room HDB total: S$2,600 to S$4,300.
  • Full hack is required if the existing floor is uneven, has hollow tiles, or you want to lower the floor level. 5 to 7 days excluding furniture management, dust everywhere, debris disposal extra. Typical 4-room total: S$5,000 to S$8,000+.

The right contractor will assess this honestly on the site visit and recommend overlay where it works - which is the case in roughly 80% of HDB flats we quote.

Warranty & what to ask for in writing

The LN Flooring residential range carries a 25-year manufacturer warranty on the product backed by a 1-year workmanship warranty on the installation. Read any contractor's warranty carefully - some warranties exclude "commercial use" (which can be defined loosely), water damage (vinyl is supposed to be waterproof), or sun exposure (which is unavoidable in Singapore).

Before you sign anything, get these specs in writing:

  • Wear layer in millimetres (not "premium" or "thick")
  • Total plank thickness in millimetres
  • Core type (LVT flexible, SPC rigid)
  • Brand name and model code (not just "imported European")
  • Underlay material if any (most modern SPC has integrated underlay)
  • Skirting type, height and whether it is included
  • Door trimming - included or per-door fee
  • Hacking and debris disposal - itemised, not bundled
  • High-floor surcharge if your unit is above level 15

Frequently Asked Questions

Vinyl flooring is a multi-layer synthetic plank or tile with a printed wood or stone design pressed under a transparent wear layer. In Singapore it has become the default floor for HDB and condo renovations because it is 100% waterproof, dimensionally stable in humidity, scratch resistant, and can be installed in a single day over existing tiles - typically 40 to 60% cheaper than a porcelain tile job.

LVT (Luxury Vinyl Tile) has a flexible PVC core and is slightly softer and warmer underfoot. SPC (Stone Plastic Composite) has a rigid limestone-and-PVC core that does not expand or contract significantly with temperature, which is why SPC is the preferred choice for non-aircon HDB rooms, service yards and areas with direct sunlight. Both come with click-lock installation and a transparent wear layer rated for residential use.

Standard LVT vinyl overlay runs S$3.00 to S$5.00 per square foot supplied and installed. Premium Korean SPC overlay runs S$3.80 to S$5.50 psf. Herringbone vinyl runs S$5.00 to S$8.00 psf because of the labour-intensive pattern lay. A 4-room HDB flat (around 860 sqft) typically costs S$2,600 to S$4,300 for LVT overlay, with no hacking required.

Yes - this is called overlay installation and it is suitable for most HDB flats. The existing tiles must be flat (within 3mm over 1.8m), firmly adhered with no hollow areas, and free of significant cracks. Overlay skips the hacking, debris removal, dust and 5 to 7 days of disruption - the new vinyl is click-locked over the existing tiles in a single day. Overlay is not suitable for wet areas such as bathrooms or wet kitchens.

LN Flooring vinyl ranges carry a 25-year manufacturer warranty on the product backed by a 1-year workmanship warranty on the installation. In practice, residential vinyl with a 0.5mm wear layer in a typical Singapore HDB or condo lasts 15 to 25 years before any visible wear. The wear layer is the single most important spec, 0.3mm is light residential, 0.5mm handles heavy residential use including pets and children, and 0.7mm is commercial grade.

Yes - vinyl overlay installation does not require an HDB permit because it does not involve hacking, plumbing, electrical or structural work. If hacking of existing tiles is involved, the contractor must follow HDB renovation hours (Mondays to Saturdays, 9am to 5pm, no Sundays or public holidays) and the homeowner must submit a renovation permit. LN Flooring is a BCA Registered Firm and handles permit logistics on request.
